Winter Park Real Estate Market Update: A Protected Pocket of the Market

How is the Winter Park real estate market doing? While parts of the broader Central Florida market are showing signs of a slowdown, Winter Park continues to be somewhat of a protected pocket. Inventory remains relatively limited, prices are holding up, and the luxury market continues to show surprising strength.

In Winter Park, there were 31 sales in September and 96 for Q3, not much of a change and still down about 5% from Q3 2025. New listings were up 24%, while pending sales were up 20%. That ratio is consistent with the slight increase in inventory, which currently sits at 4.1 months for single-family homes in Winter Park's 32789 ZIP code.

Are Winter Park Home Prices Going Up?

Wondering if prices are changing in Winter Park? The median sale price per square foot is up 2.5% from this time last year, while the median sale price is up a whopping 18.4%.

That doesn't mean every home has appreciated 18%, but it does show just how resilient the upper end of the Winter Park real estate market has been.

How Long Are Homes Taking to Sell in Winter Park?

The average time it takes a home to go under contract or sell is currently about 62 days, up from 50 days this time last year.

But that's still a pretty normal range for Winter Park. Looking at the month-to-month data over the past two years, days on market has consistently ranged from roughly 30 to 70 days.

Winter Park Luxury Real Estate Remains Strong

The luxury tier of Winter Park, particularly $2M+ homes, is having no problems right now.

In fact, we're seeing more $2M+ homes sold and pending in Q3 and Q4 than at any point since at least 2020 in the 32789 ZIP code. About 50% of these purchases are cash.

So while parts of the broader market are feeling the slowdown, Winter Park continues to look like a protected pocket.
